4 seasons in the year
I hope you have been enjoying the lovely winter sunshine during the days of late. Mind you it gets quite nippy in the late afternoon. Still I love having 4 seasons in the year.
I want to discuss a trend in the investment market that we have been having quite a bit of success in over the last couple of years. In fact please extend this to the last 10 years as I funded many a granny flat when my focus was on mortgage broking prior to taking on the Remax Franchise in Penrith.
In simple terms we are able to help families or individuals with reasonable equity in their own home or other investment properties, to purchase land and construct a dual key (2 income) home that returns better than dollar for dollar rentals. In some cases much more than dollar for dollar.
We have been successful in securing a number of these opportunities on the Central Coast and also have similar opportunities in the Brisbane area extending out to Ipswich in the west, Moreton Bay just north and Logan areas just south of the city. We also have a selection of town houses only 10kms out of Brisbane too.
Naturally people want to know how much cash do we need. Depending on your equity the answer is zero, to buy and during construction, once completed the properties are positively geared providing passive income to our investors so this investment in your future does not impact your current lifestyle financially except to improve it usually.
