Hi again.
I hope you are enjoying a well deserved Easter break and If you have decided to venture into the Easter traffic, that you drive carefully and arrive safely. As a really old bloke once said it is better to arrive late than be the late.

I am very happy with my team right now, Two of my Ladies took out major National awards for their work in 2017. The trick now of course is to back this up in 2018. Believe me when I say I believe they are well on track to do even better. They agree that the team has helped to play a part and we did have a couple of other nibbling at the heels of other award winners. At the end of the day though for me it is how their clients and customers feel about the help they received that matters. The number of testimonials we receive is testimony to me as the level of success they enjoy.

About 18 months ago we became more involved in the project marketing side of the business and recently this work paid off as we were invited to join a couple of major builders as marketing agents and so now the city of Newcastle is providing us with lots of opportunities for first home buyers and investors.

As an investor myself I have generally focussed on buying properties I can hold forever. (I have paying commission and stamp duty) To this end I have always believed that if you buy at a price point that anyone that wants to buy a home can afford, or buy a property that anyone that wants to rent a home can afford then it would be difficult to go wrong.

Some years ago I helped a client to fund a develop  small subdivision in Watanobe on the central coast and then another in Bluehaven. We decided to build a home plus “granny Flat” the only difference being the granny flat would be attached to therein home. Local agents have no idea how these would be received. Well, I am happy to say that we achieved the same rent for the main home as we would have if the home was a stand alone home. The income for the Granny Flat was surprisingly good too and of course we made better use of the available yard areas.

Since then we have run plenty of investment seminars from our Penrith  and another in Bella Vista with excellent results

Recently we had two investors complete their projects. We had envisaged a rental of $590 pw but in fact on both occasions achieved $630 pw. This just added an extra 40 dollars less management fee after all commitments including interest in additional income to our very happy clients pocket every pay day.
