I have been asked to explain Off Market sales verses Private Treaty or Auction.
The latter 2 and in particular Auction have a timetable and a marketing programme to invite enquiries for buyers to consider the property.
Off Market from our perspective recognises that agents can only sell one property successfully to one buyer/s at any particular time.
We develop and maintain a register of buyers that ask us to find the right property for them. However, we do not act for the buyers in the true sense of the word.
We act for the vendor and the benefit to the vendor is that once we have authority and a Contract of Sale we can introduce the property to selected buyers. This in fact can save time and still allow us to achieve a very good price.
Most of our “buyers” of this nature are passed looking at everything that comes on the market preferring to have us do the hard work for them. This current market is ideal for this style of home seeking and selling.
